Remember the 7 C’s

Just how do you choose an estate agent?

The estate agent that’s right for you.

The one that you know will go above and beyond and, ultimately, get the desired result.

Because that crucial decision can be the deciding factor on whether you succeed or fail in the property market.

Well, don’t worry.

As is always the case here at Samuel Makepeace, we have a strategy that will help you.

We call it the 7 C’s. And it’s nothing to do with health supplements!

When you’re looking to choose an estate agent, ask yourself:

Are they…

choose an estate agent

1. Competent

You have to be sure that whichever estate agent you choose, knows their stuff. Right?

So when you get your home valued and speak to the negotiators on the phone, ask them plenty of questions.

Ask about the industry and the housing sector in general. You must feel confident that the people you are trusting with your home are armed with enough knowledge and expertise to do the job properly.

2. Consistent

Consistency is key. You may be bowled over by a fancy brochure and quirky marketing – but check that it is impeccable every time.

Look for an agent with a proven track record of successful sales and lets. That way, when you choose your estate agent, you can be certain that they will put that same effort into your home.

Choose an estate agent whose standards never slip.

3. Correct

Accuracy in property marketing is essential.

Not only for enhancing the overall presentation of your listing, but for eliminating potential problems during the conveyancing process.

4. Communicative

Selling your home is never a speedy process.

You will likely speak to your chosen estate agent regularly for several months.

Therefore, before going ahead, ask your agent to inform you of the next steps.

Talk to them about the general process from start to finish. And ask them how they plan to communicate with you throughout the process.

A good estate agent will keep you well informed and constantly up-to-date with proceedings.

5. Creative

Your aim is to maximise the price you achieve for your home. Therefore, it’s imperative that you choose an estate agent that is unique and creative with their marketing.

Look at their website and social media pages for original material.

If they present themselves in an imaginative way, you can expect the same with your property.

Which takes us nicely to point number 6…

choose an estate agent

6. Captivating

To get the highest price for your home, your estate agent must create interest in your property.

Before you choose an estate agent, take time to look at their existing homes for sale and to let.

Do they engage the audience? Are they attractive? Are they quirky and appealing?

You put your heart and soul into making your house a home.

So the same effort from your estate agent is the least you can expect. Right?

7. Current

These days, innovation in technology is everywhere.

But the technology that some estate agents use is dated.

Hence, before you choose an estate agent, look at theirs.

Ask them for more information about how they operate. Printed hand-outs and newspaper articles are a thing of the past.

The industry demands much more. And agencies must embrace change.

Make sure your estate agent is avant-garde – not old guard.
